Reducing-balance method, as banks use. The EMI is rounded to the rupee, so the last instalment is ₹20,785 and 60 instalments add up to exactly ₹12,45,507. Processing fees, insurance and prepayment charges are not included.
How it is calculated
- EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan, r the monthly rate (yearly rate ÷ 12) and n the number of months.
- Each month's interest is the outstanding balance × r; the rest of the EMI reduces the balance.
- Total interest is the sum of all the monthly interest. Processing fees and insurance are not included.
- Home-loan interest can be claimed under section 24(b) and the principal under 80C in the old regime.
